Terms and Conditions

Please read the terms and conditions as they form the basis of your reservation. By making a booking, you have accepted the terms & conditions below. 

Definitions: In these terms and conditions: 

  • “Park Avenue Accommodation Group” means any of the Park Avenue Accommodation Group branded hotels, serviced apartments, townhouses – for all locations. 

  • “We”, “our”, “us” and “Park Avenue Accommodation Group” mean the Park Avenue Accommodation Group of companies. 

  • “You” and “your” mean the person who is making the reservation. 

RESERVATIONS 

CHECK-IN 

  • Official check-in time is 2PM. Please contact our office for early arrivals. It is strictly subject to availability and additional fees may be incurred. To guarantee your ability to check-in before 2.00pm, book an additional nights’ stay and the applicable rate for that night. 

  • One set of keys and a car park remote (where applicable) will be provided upon arrival. Failure to leave keys and remotes at the property upon departure may result in additional charges. 

  • Park Avenue Accommodation Group uses self-check-in for all its’ properties; detailed instructions on key retrieval, car parking (where applicable) and directions will be provided to you prior to arrival. 

  • Adequate identification (current Driver's license, passport, or other form of photo ID) is required at the time of check-in to verify your identity. The manager reserves the right to refuse entry if ID is inadequate. 

CHECK-OUT 

  • Official check-out time is 10AM. Late check-outs are strictly subject to availability.

  • Please contact our office for late check out fees at least 12 hours prior to your scheduled departure date/time. 

NO-SHOWS 

  • If you do not show up for your booking or terminate your booking early after you have checked in you will be charged a 100% cancellation fee and will be required to pay to Park Avenue Accommodation Group, the full amount of your booking less any amount which you have already paid. 

  • For long-stay bookings, if you terminate your booking early and this results in your stay being less than 14 nights you will be charged the difference between the rate applied to your booking and the Best Available Rate stayed nights. 

  • For long-stay bookings of 28 nights or more, if you terminate your booking early and this results in your stay being less than 28 nights but more than 14 nights, you will be charged the difference between the rate applied to your booking and the applicable 14-night rate for the stayed nights. 

CHILD POLICY 

  • For the purposes of accommodation at our properties, a “Child” or “Children” means a person, or persons aged between 2 years and 11 years; “Infant” means a person under the age of 2 years; and “Adult” means a person over 18 years of age. All ages will be determined from the date the accommodation is commenced. 

  • Children and Infants sharing a room with their parents or guardians may do so free of charge if using existing beds and linen and do not exceed the maximum occupancy of the room type. Children and Infants may not stay in a room without an Adult. 

  • Additional charges will apply if extra beds or linen (including rollaway, sofa beds or cots) are required. Bookings for additional bedding are essential. 

CANCELLATION AND BOOKING CHARGES 

  • During non-peak periods 48 hours’ notice prior to the check-in time of 10AM is required for any booking changes and cancellations. In the event the required notification is not provided during non-peak periods, a charge of at least two nights’ accommodation is payable. 

  • During peak periods or special events, seven (7) days’ notice of changes and cancellation is required. In the event of a no show and/or the required notification is not provided during peak periods, the full cost of the accommodation is payable. 

  • Please confirm at the time of making your reservation which policy applies. Changes to the reservation can only be made by the person listed as making the initial booking and/or the contact named on the reservation form. 

THIRD PARTY BOOKINGS 

  • All bookings made under third party websites are subject to both Park Avenue Accommodation Group and the third-party company terms and conditions. 

  • You understand and agree that Park Avenue Accommodation Group does not endorse and is not responsible for all contents provided by any third-party or for any transaction you may enter into with the third-party company. 

  • Changes to bookings that are not made through Park Avenue Accommodation Group direct website (www.serviced-apartments.com.au) must be communicated via the relevant third-party company. Park Avenue Accommodation Group does not guarantee a full refund for all bookings made under third-party websites.

PAYMENTS & INVOICING 

  • Accommodation must be paid for in advance. All prices are quoted in Australian dollars (unless otherwise specified) per room per night and no GST is charged on our accommodation. GST applies for other extras or services such as cot, car parking, services, and towels/linen change. 

  • Tariff is based upon length of stay booked prior to arrival; discounted rates do not apply if extensions to the booking are made once the stay has commenced. 

  • Full payment is required prior to check-in and taken monthly for long-term bookings. This will be deducted from the credit card provided during business hours prior to arrival unless our office is contacted 5 business days prior to check-in (unable to change cards after check-in). 

  • Please contact our office on 03 9590 6170 during business hours for current accommodation charges as posted on pro forma invoice. 

PRE-AUTHORISATIONS 

  • Please note an authorisation may be charged upon booking up to the amount of the full potential accommodation. If approved, it is held for 7 – 14 days. The authorisation verifies that the card provided is valid and has sufficient funds available to process transactions. All transactions processed are verified through a secure system – Direct Payment Solutions. 

  • Invoice will be sent on check out date via email as registered in our reservation system. 

ROOM USE CONDITIONS 

ROOM SERVICING 

  • Your apartment is fully self-contained, including linen and towels. A starter pack of amenities and detergent is provided on arrival. However, once these supplies are consumed, the guest is responsible for replenishing them. A complimentary towel change is provided for stays of 7 nights and over once a week, unless otherwise arranged at the time of booking. Please note additional charges will apply for a room refresh and full service cleans. 

  • A service can be organised at request and will incur a surcharge. Please contact our office on 03 9590 6170 during business hours. 

DAMAGE 

  • You are liable for any damage howsoever caused to the allocated room(s) or to the common areas of the Property caused by you or any persons in your party during your stay. Park Avenue Accommodation Group reserves the right to retain your credit card and/or debit card details and charge or debit such amounts or as it shall in its sole discretion deem fit on the said card (s) to compensate or make good the loss, damage, costs or expenses incurred or suffered by Park Avenue Accommodation Group as a result of the aforesaid. 

SMOKING 

  • All units are strictly non-smoking (charges will apply). 

PETS 

  • A strict no pet policy applies unless you have specifically requested a pet-friendly room. 

PARTIES & NOISE 

  • A strict no party policy applies. Noise needs to be kept at a minimum after 10.00PM for the safety and comfort of other guests and residents.  

LOST PROPERTY 

  • If lost property is found after your departure, it will be stored for 30 days. Where possible, we try to contact you to advise you of the forgotten items, and the cost of return is the guest's responsibility. 

SPECIAL REQUESTS 

  • Whilst Park Avenue Accommodation Group attempts to satisfy all special requests, there is no guarantee that special requests can be accommodated. 

FACILITIES AND SERVICES 

  • Whilst care is taken to ensure that the description of our facilities and services is accurate, these are continually being changed, upgraded, and on occasion taken out of service. If any feature or facility is essential to you in choosing a particular property, it is your responsibility to confirm with the property prior to making your reservation that the feature or facility will be available during your stay. 

TRAVEL INSURANCE 

  • Park Avenue Accommodation Group strongly recommends that at the time of booking you purchase comprehensive travel insurance to cover items including but not limited to loss of booking amount through cancellation, loss or damage to personal baggage, loss of money and medical expenses. 

RELEASE, INDEMNITY and PROPORTIONATE LIABILITY 

  • To the extent permitted by the law, you agree to release, indemnify and hold harmless, Park Avenue Accommodation Group and its current and former officers, employees, contractors, sub-contractors/consultants (including their respective employees and contractors) and agents against, from and in respect of all expenses, costs, liabilities, claims, actions, proceedings, damages, judgments and losses of any kind whatsoever (including but not limited to consequential and economic losses, property loss/damage and damages for injury, including personal injury and death) arising out of, caused by, attributable to or resulting from your booking or your stay at the relevant property except to the extent such expense, cost, liability, claim, action, proceeding, damage, judgment or loss arose out of, was caused by, attributable to or resulted from Park Avenue Accommodation Group’s negligence, wrongful act/omission or breach of these terms and conditions. 

  • To the extent permitted by law the aggregate of Park Avenue Accommodation Group liability to you is limited to an amount not exceeding the amount paid by you for your booking. 

  • Each indemnity in these terms and conditions is a continuing and independent obligation and survives the termination or expiry of these terms and conditions. 

EVENTS BEYOND CONTROL 

  • Park Avenue Accommodation Group is not responsible for any loss arising out of any occurrences or conditions beyond its control, including but not limited to acts of terrorism, act of God, defects in vehicles, war, strikes, theft, delay, cancellation, civil disorder, disaster, Government regulations or changes in itinerary or schedule. 

  • All travel documents, observance of laws and government regulations are your responsibility. 

USE OF INFORMATION 

  • You consent and authorise Park Avenue Accommodation Group to collect, use and disclose your personal information for the purposes of administering your booking and providing you with any services associated with your booking. 

  • You consent to information which you have provided to Park Avenue Accommodation Group as part of your booking being used by Park Avenue Accommodation Group, or any of their related bodies corporate for informing you about offers and promotions which relate Park Avenue Accommodation Group. 

  • Upon request by you and to the extent permitted or required by law, Park Avenue Accommodation Group will provide you with access to and/or the ability to correct your personal information however only the person who made the booking will be entitled to access and/or correct personal information pertaining to that booking. ​​
